Congratulations on the purchase of your new home! Welcome to our family of communities! 

 

Your community is considered a community association and, as an owner in the community, you are also considered a member of the Association. A board of volunteer directors governs your Association. The board of directors is elected by the community and oversees the daily functions and financial responsibilities of the Association. The Board is also responsible for maintaining members’ compliance with the established covenants and restrictions of the Association. They have specific provisions regarding what can and cannot be done on your property. Please take time to read through the Declaration of Covenants, Conditions and Restrictions and its Bylaws you received during the home purchase process or on Your Community page. Copies are also available in your Community Portal

 

Your board of directors partnered with GCM to deliver management services for your Association. Each community is a little different, but generally we provide bookkeeping, financial reporting, governance like covenant compliance and other day-to-day operations. Community Information at Your Fingertips 24/7

One of GCM’s guiding principles is transparency and one way we deliver on this is by embracing technology, providing easy access to information online. Our web-based tools provide real-time information through an individual, customized community page as well as a password-secured community portal.

Without needing to remember a password, quickly and easily access basic community information like assessment amounts and due dates, your association manager's contact information, CC&Rs, FAQs, and also perform many tasks including submitting requests to make architectural changes to your home or property, obtain assistance, order closing/resale documents and more. Community Portal

Your Community Portal is an important tool to use to get even more information about your community and Association. The portal is different than your community's page as it is password-protected because it contains confidential individual account and community information that only owners may access. On Your Community page or on any page on our site, you may log in to your Community Portal to access your personal account ledger and information, pay your bill, view community documents and communications, view social calendar, make reservations, find forms, view community-specific FAQs, etc. 

 

Please be sure to set up access to your Community Portal as soon as possible. You will need to create a login to use the Portal. Check out the FAQs to learn how to do this.

 

Making changes to your new home or property 

Finally, with a new home, you may already be planning to make improvements or changes to your home and/or property. That is great news! When homeowners take steps to add value to their properties, everyone in the neighborhood benefits. Please keep in mind, your Association may have an Architectural Review Committee (ACC/ARC) to help maintain the quality of your neighborhood. Its function is to evaluate your plans for things like new exterior landscaping, addition of new hardscapes (fences, fireplaces, pools, patios, etc.), play equipment, satellite dishes, remodeling, etc. to ensure compliance with your community's CC&Rs. The purpose of this review is to protect your beautiful community and maintain the value of its homes. For most of our communities, all modifications to the exterior of your home and your property must be submitted for approval before work begins. If work is started without prior approval, you may risk being cited for a covenant violation with considerable fines and may be required to alter or remove the changes at significant additional cost to you. If applicable to your community, the Architectural Design and Review (ACC/ARC) application is located on Your Community Page and in your Community Portal.
